You will receive complete Cash Flow information on your property each month, in timely fashion, with your rent proceeds check. All income will be shown, as well as all itemized expenses. Your 1099 at the end of the year will be accompanied with income and expense itemizations for the entire year.
We are also available to help you evaluate potential rental investments, or if you are considering selling your current investment, we can assist you with that as well.
When you first hire us, we have an extensive management agreement that we will work out together. One of the items is your request to be or not be notified when routine maintenance (shutting down the cooler) or minor repairs (leaking faucet) are needed. Most owners will set a monetary limit that we can authorize without consulting them. We have been working with many local, independent contractors for several years who do a great job and charge reasonably. We do not have a mark-up on your expenses.
Tenants sign a comprehensive Lease; which includes allowing periodic walk-through inspections by the Property Manager and is very specific about their responsibility to pay for any maintenance or repairs that is due to neglect or misuse.
Tenants will communicate directly with us, your hired Property Manager, and you will not be bothered at home unnecessarily. It also takes the "emotion" out of your role as Property Owner.
